Apartment values in Westlands have declined by 6.5 per cent year-on-year, even as developers continue to put up new residential projects in the Nairobi neighbourhood.
The decline, recorded in the HassConsult Q2 2026 Property Index, points to growing competition in one of Nairobi’s most established residential and commercial districts, where increased apartment supply is forcing developers to rethink what they offer buyers.
Against this backdrop, AERA Westlands has entered the market with a 19-floor development comprising 360 suites, targeting buyers seeking larger living spaces, multiple apartment configurations and access to Westlands’ commercial amenities.
The development was launched on Thursday as Kenya’s wider residential property market continued to record modest growth. Data from the Kenya National Bureau of Statistics shows residential property prices rose by 4.8 per cent year-on-year in the first quarter of 2026.
However, the national growth masks significant differences between locations and property types, with apartment performance in some established Nairobi neighbourhoods coming under pressure.
AERA’s response is to place greater emphasis on the size and flexibility of its units. Its one-bedroom suites range from approximately 75 to 95 square metres, while its two-bedroom offering includes a 151-square-metre suite and three-bedroom units of about 200 square metres.
The development also has four one-bedroom configurations under its Executive and Grand categories, allowing buyers to choose between different layouts and sizes.
The project is located at the intersection of Westlands Avenue and David Osieli Road, on a barrier-controlled, low-traffic street approximately five minutes’ walk from Sarit Centre.
Its location gives residents access to Westlands’ business, retail, dining and hospitality facilities, as well as major transport routes including Waiyaki Way and the Nairobi Expressway.
The push towards larger homes comes as some segments of Nairobi’s property market show stronger demand for space.
KNBS data for the first quarter of 2026 showed that prices of standalone houses in Nairobi’s middle-income segment rose by 20.4 per cent year-on-year, the highest growth among the residential property categories covered by the index.
AERA is seeking to bring some of that demand into the apartment market, targeting professionals, families, investors, diaspora buyers and corporate clients.
For investors, the development is entering a market where Nairobi’s suburbs recorded an average residential property yield of 7.4 per cent in the second quarter of 2026, according to Cytonn Investment’s analysis of the HassConsult Property Index.
The project has initially released 40 suites under its Founding 40 programme, with buyers accessing the development’s initial pricing before subsequent units are released.
The launch illustrates the changing dynamics of Nairobi’s apartment market, where developers are increasingly competing not only on location but also on the amount of space, configuration and value delivered to buyers.
